Bella Mesa Master Plan

While at EDSA, Michael Meyers worked as both project manager and designer on the master planning effort at Bella Mesa, a 350 acre parcel in Castle Rock, Colorado. The goal of the project was to provide pre-land acquisition analysis of the site and all existing development obligations tied to the site. Heading up the design team on behalf of EDSA, Mr. Meyers worked in conjunction with Redland Engineering (civil engineering firm) to provide a permitable land use plan that met the development and financial goals of the client while preserving the natural beauty of the mesa.

As part of the development of the master plan, Mr. Meyers conducted an on-site workshop, completed an inventory analysis, developed a land use plan, and completed density and product studies. Using traditional hand graphics, Photoshop, AutoCAD, and Microsoft Office tools, concept enlargements were produced that illustrated the circulation plan, road hierarchy, and typical roadway sections.

Finally a conceptual master plan was produced to solve the challenge of preserving the natural elements of the mesa site and provide a 300’ setback from the top of the mesa. The final plan provided all residents access to the natural amenities of the mesa and mesa setback to meet the developers financial requirements.
